Board Piers Adelaide

Modern Earth Contracting installs board piers for residential and commercial building projects across Adelaide metro, Adelaide Hills, Fleurieu Peninsula, and Murray Lands. Drilled, formed, and poured to your structural engineer’s specification, ready for the footing system above.

Board Piers Adelaide

Board piers also known as bored piers or drilled piers are a common footing solution for buildings on sites where the near-surface soil is too weak or expansive to support a conventional strip footing at shallow depth. By drilling down to competent material and forming a reinforced concrete pier, the structural load is transferred to ground that can carry it safely, regardless of what is happening in the soil above.

In the Adelaide region, board piers are particularly common on sites with the reactive clay soils found across much of the metropolitan area and the Hills, where the natural movement of the clay with seasonal moisture changes would cause unacceptable differential movement in a shallow footing system. Modern Earth Contracting drills and forms board piers to structural engineer specification for builders and developers across Adelaide metro, Adelaide Hills, Fleurieu Peninsula, and Murray Lands.

When Board Piers Are Required

The decision to use board piers rather than a conventional footing system is typically driven by the geotechnical investigation report and the structural engineer’s assessment of the site conditions. Common situations where board piers are specified in the Adelaide region include:

  • Reactive clay sites Class M, H, or E sites with highly reactive soils where shallow footings would be subject to unacceptable movement with changes in soil moisture
  • Fill sites where the building sits over old fill of variable quality that cannot reliably support a shallow footing system
  • Sloping sites where piers of varying length allow the footing system to be founded at consistent depth below the surface despite the slope
  • Soft or weak near-surface soils where the surface material is too weak to carry the structural loads without piers extending to a more competent stratum below
  • Sites near trees where tree roots and root zone desiccation of clay soils creates a zone of seasonal movement that piers can pass through to stable material below

The Board Pier Installation Process

Board pier installation is a straightforward process when the right equipment and operator experience are brought to the job. Modern Earth Contracting uses appropriate drilling equipment for the pier diameters and depths specified, and our operators understand the importance of drilling cleanly, forming the bore correctly, and placing concrete without disturbing the surrounding material.

The typical installation sequence is:

  • Set out pier locations from the building drawings
  • Drill the bore to the specified diameter and depth using the appropriate auger for the ground conditions
  • Install the cardboard tube former (the “board” that gives board piers their name) to keep the bore open and define the pier diameter
  • Place reinforcement to the structural engineer’s specification
  • Pour and vibrate concrete, leaving the top of the pier at the specified level for the footing above

We work from the structural engineer’s drawings and pier schedule, and we flag any conditions encountered during drilling such as unexpected rock, groundwater, or evidence of fill that differ from what the design assumed.

Working with Builders on Board Pier Scopes

For residential builders, board pier installation is usually one of the first trades on site after the site cut is complete. Modern Earth Contracting understands the sequencing requirements and can work efficiently across a residential footprint to complete the pier scope in a single mobilisation where site conditions allow.

We are happy to liaise directly with the structural engineer or building supervisor to confirm pier locations, depths, and any site-specific requirements before we start drilling. Getting these details confirmed before mobilisation avoids delays and variations on the day.

Frequently

ASKED

QUESTIONS

The pier diameter is specified by the structural engineer based on the loads and ground conditions. Modern Earth Contracting drills the common residential and commercial pier diameters used in the Adelaide market. We confirm capability for specific diameters at the quoting stage.
Pier depth depends on the depth to competent material below the reactive or weak zone. In the Adelaide metropolitan area, pier depths commonly range from 1.5 to 4 metres, but deeper piers are sometimes required on sites with particularly deep reactive profiles or soft soils. The structural engineer specifies the required depth based on the geotechnical report.
Modern Earth Contracting can supply all materials including reinforcement, cardboard tube formers, and ready-mix concrete as part of the pier installation scope, or work with materials supplied by the builder. We confirm the supply arrangement when quoting.
If we encounter rock during drilling at a depth shallower than specified, we flag this immediately and confirm with the structural engineer whether the pier can be terminated at that depth or whether rock drilling is required to continue. We do not proceed with variations without instruction.
Yes. On sloping sites, piers are typically of varying lengths to maintain consistent founding depth below the surface across the footprint. Modern Earth Contracting manages the set-out and varying depths to match the structural engineer’s pier schedule for the site.

Our

Process

Drawings review and quote
We review the structural drawings and pier schedule and provide a fixed-price quote for the complete pier scope.

Set-out and confirmation
Pier locations are set out on site from the building drawings. We confirm depths and any site-specific requirements with the engineer or supervisor before drilling begins.

Drilling and forming
Piers are drilled to the specified diameter and depth, tube formers installed, and reinforcement placed to the engineer’s specification.

Concrete pour and handover
Concrete is poured and vibrated, piers left at the specified top level. The pier scope is completed and the site handed back to the builder.
